The booming property market through lockdown shows no signs of slowing, with a new analysis of house prices showing the north west is now ranking as the hottest of property hotspots. For seven of the top ten areas showing the biggest house price rises over the past 12 months in the UK are here in the north west. The new report from property website Rightmove compared the average asking price of houses from March 2020 to March 2021. Wallasey in Merseyside has seen the biggest year-on-year price rise of 15.6 per cent with the average property at £176,707, followed by Leigh in Greater Manchester where the average property price has risen by 12.8 per cent to now stand at £160,345. Wellmeadow Lane in Uppermill (Image: Manchester Evening News) Also making the top ten is Oldham where average asking prices are now at £174,925, with the pretty villages of Saddleworth seeing some of the most feverish activity for house-hunters, and house prices up 11 per cent year on year. In Lancashire, Rossendale with an average house price of £207,618 and Lancaster at £199,707 have also registered 11 per cent house price rises since March 2020. Meanwhile Sandbach in Cheshire has seen prices shoot up to the highest average house price on the list, up 11.

Lockdown has sparked a huge demand for people to move to bigger properties with garden space across the UK, and here in the north west people are looking to head to more rural areas to achieve that dream. It has sparked a heated "seller's market" with estate agents across the region reporting feverish demand for properties as soon as they come to market. Rightmove says that a quarter of all properties now sell within ONE WEEK of going on the market - the fastest it has ever recorded. Last month, Location Location Location presenter Kirsty Allsopp spoke of her concerns at the heated north west property market while filming a new episode of the Channel 4 show looking for properties in Cheshire and North Wales. She said at the time: "The market is scarily heated. Given the fact that 17 percent of people are still on furlough and the economic impact of Brexit and Covid is unknown this feels troubling.”
